I am the Founder and President of Shearer Group, Inc. I am known as “Virginia’s Family Realtor™ as a result of my focus on helping families buy, invest, and preserve their wealth through real estate acquisitions.

Helping families is my goal as a person, not just a Realtor. I help elder family members get to and from their medical appointments so working members do not have to take time off from work or be away from youngsters.

Certified Real Estate Pricing Specialist®

My certification as a Real Estate Pricing Specialist® has enabled me to provide valuation estimates to major banks. More importantly, it has helped me develop a standardized valuation model, the Validated Hybrid Valuation Method(TM) which helps my clients make better decisions about their NOVA residential real estate. In the last 6 months I had more than 75 home valuations accepted by banks and their agents. Compared to a typical agent, I have completed two to three times the number of valuations in 6 months than most agents complete in a year.

Pricing Strategy Advisor (PSA®)

Obtaining the designation Pricing Strategy Adviser® (PSA®) is a continuation of my professional studies enabling me to provide my clients professional pricing services. I gained a better understanding of strategies to use in various market scenarios, new ways to provide my clients meaningful Competitive Market Analyses (CMAs), and improved my ability to work with Appraisers.

Senior Real Estate Specialist (SRES®)

A Seniors Real Estate Specialist® (SRES®) is a real estate agent who is uniquely qualified to assist the 50 plus market in housing sales and purchases. The SRES® designation is awarded only to real estate agents who have additional education on how to help seniors and their families with later-in-life real estate transactions.

SRES® designees also draw upon the expertise of a network of specialists, such as estate planners, CPAs, and elder care lawyers, and are familiar with local community resources and services. Their mission is to help seniors and their families navigate the maze of financial, legal and emotional issues that accompany the sale of the home and assist Boomers in relocating to the home of their future.

Certified Probate Specialist (CPS®)

True to my mission to support Virginia families, I became a Certified Probate Expert®, which puts me right where I can be of value helping families with their real estate decisions during often difficult and emotional times: the transition to retirement living and the management of family estates.

Certified International Property Specialist® (CIPS®)

This class taught me to better market my local clients' homes overseas and how to help overseas buyers purchase property in Northern Virginia (NOVA). I learned what motivates overseas buyers to purchase in the United States (US) and why NOVA is a preferred location for these buyers. This class enabled me to see how overseas investors make their decisions about purchasing US property. I also learned the overseas resources to use to reach out to overseas buyers and the treatment that they will expect when they arrive.

Accredited Staging Professional Stager®

Staging is the process of converting a home, no matter how beautifully decorated, into a product: a house to buy. For many sellers this is an emotional exercise as their home is decluttered, depersonalized, and landscaping is changed. Staging will reduce the time is on the market and generally increase the price paid, assuming the house is priced right to begin with. Staging ranges in scope from a decluttering and depersonalization exercise to a full blown redecorating of the property and everything in between.

Survey Says: HOAs Protect Home Value

A recent article in Realtor Mag, brought out a significant finding from the 2018 Homeowner Satisfaction Survey:

90% of respondents say their association’s rules protect their investment and enhance their property values.
Nearly 73 percent of residents living in an HOA said they felt their community managers provide value and support to residents and their associations. Further, 84 percent of respondents said that neighbors elected to the governing board “absolutely” or “for the most part” serve the best interests of their communities.

Survey respondents said some of the best aspects of living in a community association are having a clean or attractive neighborhood; a safe neighborhood; a maintenance-free neighborhood; and having the association help maintain property values. On the other hand, respondents said the worst aspects of living in a community association are restrictions on exterior home improvements and paying dues.
